The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

(You may need some time to figure out the market and where you want to live there.

There were some changes to the verbiage allowing STRs under certain conditions in the Open Use zoning district which was a big point of contention in previous hearings. 

It's a good market with year-round demand that peaks in both winter (ski season) and summer (beach / lake / hiking / etc) season.

I like the idea of a newer 4plex but they just don’t exist in my market.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.
