While the furniture selection, and a cohesive, clean aesthetic will grab attention, it comes down to murals on walls, plate and dish selection, open shelves versus cabinets in the kitchen.  

If you plan on keeping them in good condition, with relatively modern amenities to get top rents, that means you will likely be redoing the kitchen and bath every 15 years or so.  

With the right targeted marketing to people in the Northeast & Midwest, appropriate amenities for the audience (you’ll want to have super solid washer and dryer for assorted horse laundry, places to put saddles, a solidly equipped kitchen, places for kids to study and parents to work, etc) you’d be able to distinguish yourself in the marketplace.

I am getting 6 extra windows at no cost including 2 transom windows in the bathrooms that really provide an higher quality feel and increase one of the main areas that tenants and potential buyers really care about (Bathrooms & Kitchens).

Missing doors, damaged cabinets in kitchen, damaged vanity in bathrooms, replace the flooring and subflooring in the entire house, fix some holes, replace appliances. 

So in this current economic environment, a "bad risk" is anyone that makes a claim against an insurance policy.The damages have been remediated, the interior of the home has been rehabbed, including a complete kitchen makeover.My insurance agent had difficulty finding me a replacement policy, given that the property was untenanted, and undergoing construction.

This would be new kitchen, new master bath, full painting interior and carpeting.  

You basically need to assign a value to all of the personal property (furniture, appliances, TVs, kitchen supplies, etc) inside the STR and they'll send you a tax bill based on the total. 

Also, I included the cost of new kitchen appliances as depreciation.
