Just because some dude on the internet did it one way does not mean that you also should.

Even when we were using Beyond Pricing which is a little more user friendly (our software's are a bit complex and bulky as we are managing 65ish units). 

In my opinion, Airbnb is trying to offer as PMS type functions as they can and be as user friendly as they can so people will ditch the PMS and OTA and only list on Airbnb. 

Nick,I recommend "Certified Tax Coaches" and "Certified Tax Planners".Do an internet search for those designations "near me".They have tax-saving strategies that most tax preparers have never even heard of.PLUS they specialize in real estate.Good Luck!

Commercial rates are lower for a user than an investor.

If you're asking for free advice from a stranger on the internet, I'd encourage you to find a different STR market unless you want to have a place in Kissimmee for personal use.
