And doing it on the internet is crazy.. granted some good CpAs have chimed in.. but you need to spend some money and get these answers from an attorney who specializes in these and then a CPA who understands how to set this up as well.at least IMHO.. pay for top notch advice it will be worth it in the long run.

There's also many good books by people on the podcasts, including the hosts, that are published by BiggerPockets.

I see no rationale where they deserve an STR permit over a STRs that provided proof of paying transit occupancy tax and being good hosts (few complaints/issues, etc).  

You’ll find post after post where the STR host is suing the LTR property owner for the rents they lost because the repairs weren’t made the same day and their guest cancelled. 

And I agree with that statement. your second comment on Collusion is not cool and is illegal.. that's all I was pointing out.. you never stated you did this personally and you would be foolish to do so on the internet :).And there are TON of beginners here on BP they read your post the next thing you know there down at the sale trying to collude thinking its easy money ..
