ahhh yes more policy to make it tougher on landlords...who by the way delayed instant gratification to save up to invest their hard earned money into a property in order to provide a roof for someone, who in turn doesn't want to (some can't) delay instant gratification, all with the goal of earning a little return for investing.

Still open to the idea, but trying to come up with additional creative options to finance my first home.Numbers aside, the idea would be to purchase a multi-family property using my own funds/FHA loan, receive private funding for the rehab, create instant equity in the property with the rehab, and re-finance after 12 months into a traditional mortgage and pay back the private lender plus interest.

In reference to your topic I started off locating absentee owners and it was a roller coaster it requires a lot of research because when you find someone who acts like they want to do the deal they are never 100% honest about the house and whose connected to it, and always remember when someone walks always from a house that's never good you are instantly looked upon as the person who can fix it all.
