I find that the influx of people from other parts of the country (the soon to be 3 Californias, if they have their way, for instance)  and from the midwest have really brought back the Phoenix (Maricopa County) markets.

We price based on $/sqft of the comps in the area, which is close to $1/sqft, but highly dependent on the property...for instance, we have a 5 bd rm property at 2100+ sqft that has avg on the lower end.
