I would not invest in real estate with a retirement account.Its too much of a headache and likely not that much better as an investment alternative within a retirement account1) Real Estate provides tax benefits for individuals who own them.

While this approach ensures more reliable tenants, it also limits the pool of prospective renters, making it challenging for individuals with less conventional financial profiles to secure housing.Given these challenges, I have decided to exit the Ontario rental market.

Foreclosure auctions are on the table, although least preferred due to the lack of interior access (maybe with more experience).

In order to avoid wasting time on a bunch of individual showings with unqualified applicants, perhaps consider doing what I do and host “open house” style showing windows. 

Additionally, I prefer to receive the termination amount BEFORE the tenant breaks the lease and moves out.

Would love to network and build relationships with like minded individuals.
