Example: In late February thru mid-March this year the stock market tanked for about a 3-week period, then started to rise and has kept rising generally since then with a few hiccups.  

We were able to come down about $3k from asking due to some exterior painting that needed to be done and closed almost on time with only minor hiccups.

I am having a hiccup through the underwriting process.

I learned that contractors arent too quick to bid 3) finding a lender who is familiar with doing the loan AND good at communicating with you AND the contractor on things that need to be signed or the next process in the loan 4) DONT GO ONE CENT OVER THE BUDGET (just use the 203k standard and not 203k limited). 5) prepare for a long closing because there are so many hiccups along the way.

Second, it assumes no financial hiccups in your market like a major employer leaving town, an economic downturn, a labor strike, riots (yes, that's legit....as we know all too well), etc.Third, is assumes no hiccups in your personal life: the death of a spouse or child, a severe accident, an unexpected illness, and the like.Fourth, it assumes you have a series of deals that are "big enough" to accomplish your goals. 

So, you're getting to leave a bit less in the deal, but if you have any hiccups that could quickly dissolve.
