Many investors feel the same way.

However, if you seem similar listings in your area and they're requiring tenants put utilities in their name, then you should feel more comfortable doing so.

I feel like a 100 year old home is going to have a lot of problems even it's renovated - if I hold it long enough it'll appreciate but will my appreciation outweigh all my repairs and Capex.

I’ve definitely been stuck in analysis paralysis, now I feel I really need to make up my mind and target purchasing my first OOS property in the next few months.

@Iliana Herrman while your local market may feel safer there are also markets that will withstand market downturns and appreciate.

It is also for that very reason that you should be wary about going in as I do feel that the Pittsburgh has gone pretty high up in it's property values.
