And great job fighting thru all the negativity and getting the job done.

So whenever I've had a deal with possible continuity of obligation issues, it's a big dramatic fight with underwriting probably about 65% of the time. 

It's not worth the individual turnover when they fight or one wants to move out.  

They will also stay forever, and fight tooth and nail if you try to evict because they know they wont be able to find another Sec 8 unit available.Example, I just looked at 2 fourplexes in south troy last week, they havent had a vacanacy in years, the units are rented for 700/mo, yet the owners can't get 100k for either after a year on the market, and theyre decent buildings.

In the unfortunate event that a case is filed then proceed the lawful way....keep in mind, the tenant you offended is simply going to find another S8 friendly apartment...why would she waste her time with fighting with you/trying to get you to rent to her...doesn't make sense...so this will pass by IMHO.Also be easy on Dad, he was just trying to help :-)

They will fight you tooth and nail to prove you are wrong. 

However, I recommend that you don't fight the issue with the insurance company.

Also, they will run the heat in your house at 80 degrees all winter long, and when it gets too hot, they'll open a window instead of adjusting the temperature.You should account for a large amount of maintenance, or be prepared to fight them over the costs of the things that they damage.I bought my first property with cash out of my pocket, and an owner-held mortgage note.  

I also fighting an internal battle with myself of owning properties outright or using leverage.
