Many, many years later, when I started looking into RE investing, I was exposed to the concept of wholesaling, but I didn't even realize it. 

then he will run it by the agents in his office.. and only when the agent cant sell to a client of his/hers or inter office will they expose it to other agents or the open market.. this is SOP in the investment world.And for beater fixers I can see agents also wanting to control the buyers ..

Some are not going to expose themselves to a lot of risk for no return to them.
