The laws for selling estate property in California go back to 1852, so there's not a whole lot of situations that they have not encountered or considered.

I am still suffering sticker shock from setting that up.

It may be too late for this reply to help you, but I'll contribute for the benefit of anyone who encounters this problem in the future.In Florida, and I would presume all other jurisdictions, you do not need title in order to have an insurable interest under an insurance policy. 

Perhaps the most difficult challenge that you will encounter is finding that internal "gift of desperation" that motivates you to push harder to succeed when you have a successful wife.

Everyone I have encountered here has been very helpful and you will gain alot of information here.I am in Southern California and this market is out of my price range so I got brave and ventured into an area most people run from but it was what I could afford at the time and after a few hard lessons (read: expensive) I now have everything up and running smoothly and am now activly adding to my portfolio.

Id prefer to keep it that way....and baltimore city ( the mechanisms at play running this **** town that i get the glory of encountering anyway) are an example of what happens when the otherwise unemployable are given jobs.....

However, I've never encountered an agent aware of such a transaction that wouldn't care.  

Although I placed a 30 FT antenna on my roof top and I have one of the tallest building in the area, I wasn't able to get my WiFi signal out very far because the trees got in the way.Maybe you can avoid the interference issues I encountered, but how will you compete if Google give out free Wi-Fi?
