A dishwasher would almost certainly be expensed for both books and tax if you make a de minimis safe harbor election for the tax year in question.If you do not make a DMSH election and the cost of the property is more than $200 (cost includes sales tax, delivery, installation and testing), it would generally be capitalized and depreciated. 

Secondarily, outdoor experiences is a must, high bedroom counts (work from home situations), and quiet areas for kids to play in the street (such as a cul de sac).

@Bryan Normal using a Delaware LLC as a buffer should make the trick.

Other similar areas in the city of Philadelphia can have similar rents with somewhat higher property taxes ($300-$700/year) with key locations having higher section 8 rent compared to market rent.Other areas of Delaware County will get you with higher property taxes ($2000-$5000/year) due to nicer school districts though the rent is not significantly higher.

Based on the advice of our attorney, we formed our management LLC in the state of DE and registered it as a foreign LLC in UT, where my business partner is located.
