I am not opposed to the idea but definitely need to get more educated on the details such as where exactly, is it too crowded of a space, how to be competitive, maintenance requirements for a beach rental, etc.

If that continues then I'm definitely out ( and we will see).

I haven’t loaned any money out and not sure if I will, but definitely believe it is a great way to make money.  

Appraisals are unreliable, but there are definitely places like near me where you can make the money off of resale. 

I don't care much about soap and shampoo, but quality TP is something they will definitely notice.

However, if both are desirable and available in your market, I would definitely choose smaller multifamily (1-4 units) hands down. 

If you are not starting from a very strong financial position and you do not have the ability to quickly stockpile cash quickly from other means then I definitely agree with that statement from the book.

I definitely am leaning toward the first application being the one for me, and I appreciate the advice to make sure it is a good tenant in addition to just being a flesh and bones human who (might) pay me the rent on time.One of the advices I read above was to be a bit less discerning perhaps and get someone in the door for 6 months at a reduced rate, and then find my golden tenant in the summer.
