@Justin Shelton I wouldnt have it run down looking or anything like that on the exterior but the cost to landscape versus the dollar return on the appraisal, it typically isnt worth it BUT if you have very bad curb appeal in comparison to the other homes around you, they can make an adjustment.

There is a bunch to learn but most of it is pretty simple.When starting out do production in an area that is in the growth path and do common rehab/repairs in a common structure, always have curb appeal and the ease of access.

How can you BRRRR better under these parameters:Purchase: $40k (add closing cost)Rehab: $20k (10 per side)Appraisal: $60k is the high sideRef 80% LTV: $48kTotal OOP: $12k + Closing (still cash flows well)The point to my Subject line is this; If appraisals were higher, investors could "afford" to improve the conditions of these homes thus creating curb appeal, put contractors to work, etc...
