LOLBTW, I have also found that keeping the financing confidential at those closings avoids other issues, a buyer doesn't need to know you're paying yourself off and a seller doesn't need to know your money paid his loan off.

Some may require you to sign a confidentiality agreement to get the OM but assuming you are not going to turn around and post it on facebook, that is not much of a barrier.In general, the OM should contain all the income / expense information (hopefully more then one years worth), demographic and market information and finally comparables for the property (e.g.

A survey is usually a few grand, appraisal can be up to 3,500, title insurance and report in the thousands and this doesn't include the other fees.The way we typically do this is to have my buyer sign a confidentiality agreement with the seller or the listing brokerage company.

Have your own lawyer advise you and write the note and mortgage/trust deed and use a title company and standard documents and filings.If that does not work, you just caught a terrible allergy to something in the house and would love to stay but just can't (the allergy was to bad deals, but that is confidential)
