I am going to sound really classist here, and may get flamed for it, but it is the truth......Most LLs have either been to college and work in a professional capacity, so we have the disposable income to invest, or have been in the workplace long enough to learn professionalism.

Today it boasts of a multi million dollar rec center, golf course, multiple swimming pools and a development filled to capacity with MH's from 400-600k and a lot of very happy resident/owners.Don't get branded as a price gouging owner/manager.

Cleveland seems to be better cash flowing property compared to Columbus or Tampa and seems to work well with my current savings, but they don't seem to appreciate much.What would your recommendation be with regards to also considering appreciation to build up equity especially considering my capacity for saving for down payment is not that great currently as Corby also pointed out ?

Since we are at full capacity almost all of the time, we are looking to expand and add more homeowners to our network, provide them with leads (tenants) and get a fee for each one, somewhat similar to Airbnb.
