Find a good partner and keep calm :) There were points during the process when I was extremely frustrated (with the seller...with the buyer...with our title company), and it was during those points that my partner stepped in and took over.

Of course, if you are able to calmly explain your next steps with the owner of the firm ( ie that the gates of hell could soon be opening) I suspect they may cooperate in winding down the relationship and even amending any wrongful fees or charges.
