What capital do you have available now to buy or are you only looking for seller financing?

If you are single or married with a small child, buying a duplex or 4plex should work well.  

I have something I will buy regardless of others’ buy-in, but the way I see it working is I get it under contract, present my plan to a couple others who are interested and more experienced, they agree to partner and we complete the purchase together.

You could buy a turnkey rental there and do none of the work - look up MidSouth Homebuyers.

Alternatively, your brother could buy your share, which would result in capital gains tax for you on the difference between your share's original cost and its current value.

However, there are ways to leverage SBA loans so they can buy a new primary and then look at their current property as an investment property and secure a DSCR loan to redevelop and rebuild.

It's just a rule of thumb, and only tells part of the story when buying a rental property.

You'll also have to register any such LLC in the state where you buy properties.

Who is inspecting each deal before they offer/buy?
