Better to keep your cash fluid then to buy into a bad or marginal deal and have debt you can't get rid of .Not only then are you getting little to no return but now you have debt that affects your ability to buy the great properties when they come along.If you wait all year and just buy 2 properties over 12 months but are winners that is better than accelerating to buy just to buy and you have 6 properties ( 2 losers, 2 marginal, and 2 that do well).
