Easy to fix down the line.The roof is T-lock but it's dry as a bone.

Ok, so some operator that is experienced, well funded, and intimately familiar with the local market is going to go through the trouble of finding a great deal with their own money, renovate it with their own money, then expected to just hand over their best deals to some Dude in Cali rather than keeping it for themselves, and leave enough meat on the bones for the Cali Dude to profit.

Let's say the worst case happens and you fall off the roof and are knocked unconscious and break a bone.  

The building itself is bare bones, just has the foundation, studs, etc.. minimal flooring, no walls or anything, so we get to build it ground up.

They arent peace full today .  7 police in the hospital , 1 unresponsive  several with broken bones , looting a CVS store , 2 burning cop cars , and the night is young .  

They will do the bare bones to get a permit and then do the work.

I could also take crappy houses with good bones and just remodel the whole thing. 

Account Closed Wholesalers are probably your easiest route, but they may not leave enough meat on the bone for you with hard money.  

It is not a polished enough product to pay full price, but has some decent "bones".
