Ok, so some operator that is experienced, well funded, and intimately familiar with the local market is going to go through the trouble of finding a great deal with their own money, renovate it with their own money, then expected to just hand over their best deals to some Dude in Cali rather than keeping it for themselves, and leave enough meat on the bones for the Cali Dude to profit.

The building itself is bare bones, just has the foundation, studs, etc.. minimal flooring, no walls or anything, so we get to build it ground up.
