I would suggest leaving your offer on the table, as time goes by if they don’t get anything better they may reconsider.

We just assume the septic is bad and add 35K extra into our rehab estimate (though the last septic we put in cost 50K--complicated pump up system with mounded leech field due to high water table on site--so the difference came out of our pocket).

At the end of the day, with having multiple offers on the table, the highest bid trumps the potentially cleaner offer.

Deals can always fall apart, even at the closing table!

Thats a liability on the balance sheet .Rule number 2    No money , no work .You are an agent , have you ever sold a house and had the buyers come to the table and say , lets get this done , And then say I will send the seller  a check in 30 days ?
