Kitchen, Paint, Floor, Cabinets, bathrooms tends to be best bang for buck in terms of cost vs value added.I'd search on Zillow and find comps in 2 mile radius, see what the highest sold properties did on their upgrades and materials and model that

We built the system the way we did for very specific reasons.

We raise the capital for purchase and rehab through real estate investors looking to earn as much as possible in an easier way.

The bigger issues, which I think are fair game for criticism, are the impacts on housing cost competition for local residents and the way it changes the feel of a neighborhood. 

One tangential thing that maybe is missed or isn't clear from the above discussions, you will probably not be able to shift from long-term to short-term during the year AND use the "average rental interval of seven days or less" way to categorize the income or loss as nonpassive.Example: You rent for month of January as "long-term" rental and then do weekly rentals for the remaining 48 weeks.
