It's a trip for sure :-)There are many REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

We have a dozen or so properties there, that are without water indefinitely, perhaps as long as month.Of course, that's small change compared to the utter destruction and loss of life.  

They insert a sock and I believe use an epoxy product to create a liner inside the old cast iron pipe significantly extending its life for much less cost.

Also , READING CHANGED MY LIFE - I struggled reading growing up, and now it's one of my favorite hobbies. 

I am too busy to hear about the latest unit that got broken into and stripped.. or the latest drama of tenant who cant or wont pay either their total rent or their portion of the rent after the section 8 payment. and then the constant turn over and cost associated with turnover.. the Investors buying these are not C and D class folks like the tenants that are going to occupy their props so they really have very little clue about how those folks live their life and on the razor sharp edge they are financially.

The advantage is you lock in a fixed interest rate for the life of the loan.

I work 40 hours full time, spend another 50 to 70 hours on real estate, working about 10 to 15 hours everyday, 7 days a week, no rest, no social life, no vacation, just work work and work, it turns out to be good after many years of 100 hours weekly hard working.
