As much as this sucks, my last vacant unit rented for 16% more than I underwrote to with barely any renovation. 

There would not be insurance on bare land.

At the expenses you laid out (10k, 2.3k management, 9k in debt) you're at 21.3k/yr and I don't know if you've accounted for vacancy or CapEX.With your rents at 22k you are barely surviving so that is not attractive. 

I have some tenants that barely speak english. 

I could keep it as an appreciation play, but I went into real estate for cash flow, and this barely has any.

Hey everyone I'm a new member of the bigger pockets so bare with me if anyone talked about this but I'm from canada and looking to invest and wondering what books to purchase.

So far I've spent about $54,000 of my $65,000 and we are barely halfway through the project.Now that everything is completely off schedule, the drywall is hung and it's time to start kitchen planning, picking finishes, etc.

Also barely learning about syndicates, so if I can get on a syndicate for a big complex I will do that as well.
