You can't find land in Piney Point cheaper than houses in 77063, the proximity doesn't mean it gets an associated up charge.The Heights(77008) post recession has been one of the best neighborhoods in Murica, let alone Houston.FWIW, I'm deep there and 77007(near Memorial Park).

They'd be a partner and help provide solutions to operational challenges when scaling, we'd bring tech in like Breezeway for scheduling, give them a company card with spend limits to buy supplies, they even ended up landing a deal with a local laundromat to wash and fold there after-hours to make their lives and ours easier.Truly a win-win.

We are paying $300k for the land and as a builder my costs are lower but let’s use retail so it’s safe. 900k build so a grand total of $1.2milIf you put 20% down and refinance in a year from now at 5.9 (realistic to me) that would be $24k net after taxes, 7% put for capex and repairs(it’s new), and insurance.

To land another FhA without refinancing, the 100mi distance is going to be the main requirement OR underwriters want to see a major life change (having kids so you need a bigger unit is the most common scenario).

**Future plans**: After a few years, we aim to put a down payment on a piece of land and move the mobile home there.Our goals are to build equity in our current house while working towards owning a nice piece of land and maybe eventually building a nice house on it.
