On 65 units with +/- 4 rentals per month on each average 260 rentals we may have it 1-3x per month. 

So average 1-3 closings per month from BP.

Prices are high the closer you get to the lakes.The average home price in the greater Boise area is around $480k, Donnelly and McCall are just over 700k.

I would keep and hold it for the long term, unless you can deploy that money in a much more productive investment. 

If the inexperienced investor knew how much work, effort, time, analysis, negotiation, organization, capital, and knowledge it takes to successfully find, identify, evaluate, and close on a property that fits the criteria that gurus falsely claim they see 100’s of every day, 99% of them would abandon their real estate dreams” and pursue ostrich farms, mink breeding, or setting up a “down line” to sell condensed cleaning products that their “upline” has an exclusive distributorship on for the southwestern quadrant of Bisbee, Arizona.  

To do short-term rental, you need locational amenities and house amenities to win and that price point won't get there.Because with an STR I can write off  expenses against my W-2 income ( I expect a loss the first year) if it's an average 7 day stay or less.

I’m starting with just 1 listing but plan to recruit neighbors in my beach market to list on my custom website tailored to our community / market so I hope to be at 10+ listings soon even though I only own & operate 1 right now.Guesty’s pricing did not appear to be competitive and for someone starting with fewer than 4 units but planning to scale up behind that, Guesty does not offer a migration path from their “for hosts” product to their “for pros” version - it would have been a complete redo on setting everything up.
