If you advertise as a realtor you are specifically targeting people that are thinking about listing their homes.

This allowed us to not only tap into the tourism market but also gave us access to traveling medical professionals and students as well that would provide long term tenants if we were prevented from continuing with the STR model.Although we still have a long ways to go to meet our goals, we are excited for the foundations we had setup for this property to this point.

Not necessarily what you can do ahead of time to make it attractive but you can always advertise a TIA budget along with the asking rent so prospective tenants know you are willing to put up some money to improve it to their liking.  

Over the past 5-8 years the market for higher end hotels, condos, and apartments has exploded along with tourism in the area. 

And it’s not just because of the music or tourism industry, which is what most folks think about when they think of Nashville (who spend $27 million / day).

Be sure to advertise exactly what SORT of charging your property offers as there are like a dozen possibilities.Everything past that is speed of charge or dealing with billing infrastructure.

We could advertise that as our specialty to hopefully bring both buyers and sellers to us.  

@Matthew Irish-jones - I don't think I can be in violation of local laws just yet, given that the property hasn't even closed and I haven't advertised the vacancies.

According to the managing broker, if I put my head down and worked, I could make $15,000 in my first 12 months, give or take, because of the process of getting my foot in the door with meeting people, advertising, and so forth.
