I'm getting more and more FB ads in my area for mobile homes for sale. 

I just don't like to see the government adding all the regulations and significant costs (those systems aren't cheap) as a knee jerk reaction to tragedies. 

Adding a lead filter may reduce/eliminate lead content, but they are still going to replace the pipe.

So if you want to handle the extra work, like cleaning, repairs and all of the calls and texts, then go for it.

Not as good as a separate metering, but its less cost and seems fair to me with little added effort for billing.

Section 8 can definitely cause extra headaches like the longer wait times to get a tenant in there, the inspections, and the incompetent CMHA office you can never get a hold of.  

A cash purchase, added to my portfolio, reduces my levergage ratio on my real estate portfolio, but does not bring it to zero of course as I am not paying off existing low rate mortgages on rentals.

Are you now using one piece of software to help with your newer due diligence process or are you ad-hoc performing "deeper tenant screening, verifying payment histories, and cross-checking financials with third-party records."?

I made the layout more user friendly, added a whole wall of closets in the main bedroom, totally gutted kitchen and bath.
