You are better off making sure your property is in good shape and by purchasing an umbrella policy.

.- Umbrella Coverage:  This will often cover you when other types of liability are over-extended.

Hi All,Thanks for all the tips thus far... so I have 4 properties at the moment, all under my personal name; I read the LLC Vs Umbrella Insurance threads and decided to get $1mm Umbrella under my name, with each unit having its own separate insurance policy (300k liability each)..Now, I'm planning to get 1-3 more properties, but my Umbrella Insurance is saying that I will now need a commercial policy as it sounds like I'm running a full-time rental business, which is kinda true, though it's my side-gig atm (I'm in full-time finance). 

In my studies I've learned that these large corporations create dozens upon hundreds of subsidiary companies to bid in a sort of umbrella fashion, doing so by flooding the auction site with bids to ensure success, and in turn bidding down the percentage rate (it doesn't matter that they are getting .25% return, because they bought 800 at a time type mentality).   

An umbrella liability policy should be part of that discussion.

Further, we could simply purchase an umbrella insurance policy as protection for the short term.
