@Guillaume Vidallet I'll chime in here since it seems like everyone answered your question and gave some great advice.I'll suggest that whether you have one LLC or multiple LLCs you have separate bank accounts for each and make sure not to commingle any money.

We do a pretty decent amount of land acquisition but we target specifically retail center points in rural areas.  

Perhaps you can barter that for experience and, perhaps, a taste of the profits and then, later when you're capitalized, do what you're suggesting but now with experience and skin in the game.

For those who suggest that this approach garners one the PITA price structure I say you are wrong.

We respond to inquiries, but if someone did the things you suggested to try to track me down instead of following the advertised protocol I would disqualify you as crazy or a potential stalker or just high needs or high maintenance. 

I was being factious with the suggestion that PP folks would run up to the high desert they are more likely to go out to La quinta and one of the many private clubs there which will have housing to their standards ..  

Now that doesn't mean you can't get creative on your own to avoid paying retail. 

But for anyone who just has rental properties that they report on a 1040 tax return (not in a partnership), I would suggest considering rental property management software rather than general accounting software.
