Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

If you do need the extra bed, then refurbishing the existing unit might be the best compromise.If you want to go a different route to have the review removed.

House hacking is using an owner occupant loan to get into a home or a 2-4 unit property.

Another would be you are building other units next door/nearby and you can chalk this build up to the "learning curve".I didn't see a CFO on GLH or GLC's website, but I'm sure you have someone doing this type of financial analysis for your developments?

Curious if any General Contractors have recently originated commercial general liability insurance and build units that are sold as Condo/PUD's.
