I was rereading your first post and I also bought my first single family home with a friend.

Reread my suggestions and change strategies to get longer term tenants. 

@Osei K Boakye if youre trying to define a "hot market" by sales activity, then the best metric is usually "Day On Market"If you're trying to define it by profitability potential, then reread what @Joe Villeneuve wrote.

After 8 times re-reading each sentence, only then I finally understand.Thank you

They are an incredibly powerful tool and I make sure to reread them once every year or so.

I've been following bigger pockets for at least two years now read and reread I think all of their books and countless hours of YouTube videos.

"Rich Dad, Poor Dad" reinforced it and turned into my little lunch box of motivation and is an annual re-read to stay motivated.  

Please re-read what I wrote- I'm not saying crypto is dead.
