The daily use amenities will be more valuable than the occasional, so washer dryer hookups may not be required by market, although for a 5yr old property, I would assume those would be in-unit.

It's one thing to have this happen occasionally, but I've had this happen a lot over the past year.Perhaps I need to do a better job vetting and maybe there are other ways besides making them have skin in the game and sign an exclusive agreement.

I tend to take the straight-forward approach in all cases, because even though this is a business and we have to play coy occasionally, we are talking about a persons living situation, so it's rude to not be up-front, IMO.I hope that was helpful.
