Hey Geoffrey, I'm definitely not the best person to answer #1 or #2, but on #3, @Chris S is right...no license needed..and on #4, I've been thinking of incorporating something JUST like that into my business.I'm a pretty new investor, too...but I've done 15 wholesale props since March, and I just live right up the road in Oak Point.

It might be a decent bluff strategy for a tenant but wouldn't work too well in my opinion.I have been a landlord since 2006 and while I have asked a couple to leave, none have tried any scams on me but ai am usually pretty reasonable and don't give them a reason.
