Can I directly sue the hoarder (she owns her place free and clear and is current on all payments), as well as condominium, managing agent, maybe even the long term building extermination service who knew about this and failed to resolve it?

Personally I'd not take that risk, I either want to own it outright or be part of a well managed condominium.

For condominiums, it varies as sometimes there is land as part of the assessment, and sometimes there is not.

On a separate note, I need some advise on the following: I met with my realtor, who happens to live in the condominium where I'm buying this property.

I appreciate there are some downsides to condominiums,  but are they a viable option in this market?

I learned though that these duplexes are not ones Fannie/Freddie will loan on due to them being "Condominiums", although no one considers them condos.

Fannie Mae and Freddie Mac use the term “warrantable” to describe condominium projects and properties against which they’ll allow a mortgage.

Note:.There are new condominiums being build on the main street, not far from this property.
