Best advice that I've learned so far is identify your market, the type of property you'd like, figure out how much you could dish out per month to pay for a mortgage (safely), get involved with an agent and lender, and start your journey.

I would spend more money on the fridge vs the dish washer.

Different because these "pasty" dishes they serve are basically like fancy hot pockets)-Craft 64 (Small neighborhood pizza joint.

And if it's fully furnished, they'll want dishes.

Here is my typical schedule:6;00a.m- up for work4:30-5:00pm- home for work5:00-7:00pm- bodybuild(workout), shower,etc7:00-8:00- make supper/eat/dishes/etc8:00-11:00- make youtube videos for my channel.I typically am always rushing to do everything.

The two I listen to are biggerpockets podcast and the real estate guys radio, put them on your phone and listen to them when your driving, doing dishes or whatever.  

Also a lot of the renters in the particular area im buying are foreign families (Korean, Polish, Hispanic etc.) due to a charter school a block away and a public school 5 blocks away.

I'm trying not to dish out money for an attorney if the general consensus has been unsuccessful in resolving the issue.

I've always enjoyed helping people and want to prevent someone from dishing out thousands to a guru or to be part of a system that will ultimately cost them more than benefit them.

I would recommend cleaning up because his new landlord may be coming in, but if they choose to leave clothes all over and dirty dishes, that's up to them.
