We took a loss but recovered some of our funds as well as helped some new investors get started so hopefully we earned karma points.

They're more worried about what you can bring to the table, and how you can make their life easier, than how many years you spent in school.Jump in on the credit score building -- I used a site called Credit Karma to help me understand how to build my credit score, as well as a few articles on BiggerPockets.

I want to buy a residence on Vancouver Island ASAP-tomorrow, and preferably one big enough & quiet enough to perform & record music in, (like a Yoga Studio or Warehouse).

(I'm a 33 year old, leftish, whitewater kayaker, and do a lot of yoga if that helps)5.  

I also encourage you to think about amenities that are intentional and thoughtful, like a desk or work station, a small fitness area with a yoga mat, a "library" or bookshelf with reading options, or blending outdoor/indoor living spaces where possible (of course, if your unit allows it).
