I mean, if the cash flow is identical, you could get into four 50,000 properties for 200,000 but it would take 400,000 to acquire four 100,000 properties, for the same cash flow.Am I missing something here?

The down side is that each one needs its own corporate tax return, but the upside is that the cost to file was pretty much identical with the series LLC or close enough that it didn't matter.

Zillow has fairly reliable comparable rent metrics; your projection for Unit 1 is about 10% higher than the average, but you should be able to get it given the location and planned upgrades.One of the magical things about apartment zoning in DC (this is RA-2) is that it doesn't really regulate the number of units, just bulk (=building size & shape).

But yes, if it meets the ADU definition, you could market the house as having a legal basement ADU, and that should have some value on the market.There are some architects in DC who do a lot of ADUs and particularly English basement units; since the building code is almost identical, I'm sure they'd be well versed in the code particulars.
