He/his family will then figure out *their* problem (they will find the alleged receipt or get a refund of their money order and pay up, he'll borrow the money from someone, etc. or the m.o. might really turn up in the mail.

The properties were always intended to be a serious business, there is alleged liability protection, makes it clear to the IRS and vendors that you are a business and not a hobbyist, LLC has EIN so I can keep utilities etc out of my personal ssn.

Not saying that happened (unlike the approach taken by Mat), but the whole ordeal seemed ultra shady.And that's not mentioning anything about the shady arrangement you have with your local title company or the tactics allegedly employed by your various agents.
