I am at 7 pages and still need to tweak a bit as I had a Tenant wanting to do a final walkthrough after 9 pm when I had gone to bed even though I saw Tenant earlier and didn't mention moving out same night with 1 full day left ahead to moving out.

I've also got a clause where I charge a fine of $500 per pet, if the tenant is found to have any undeclared pets.

I feel there is a fine line and also see a lot of houses sit on the mkt for 2-3 months since they started too high and missed on a lot of rent so there is a balance both ways.
