I understand that there will be'most likely less cash flow, however, you can select the area that may appreciate more   ,less maintenance and repair,  you can target your intended audience right out of the gate .

exactly what the post above stated.. you are setting a precedent right out of the gate.

@Jeff Gates - I would say that its more common to "pre-qualify" the potential tenant over the phone first.

If a meter is being blocked by a gate or a door then it must have an SDG&E approved lock installed, no exceptions.

I'm noticing some really well kept homes priced what seems to be low in "Nice and quiet 55+ gated communities".  

However I think that it is hard to pay for a house cash right out of the gate (but I am trying).

Another commonly requested one, but isn't necessarily a requirement to have a successful rental, is a manned guard gate.

Some extra items I didn't budget for were landscaping and building a fence/gate. 

We have an artist community here, that includes 6 duplexes and the whole block is fenced, with a gate.
