Thank you for the compliment, Ezra, but I really doubt others want to dress like a homeless looking construction painter plumber driving around in their beater eating pb&j's between naps.I am a horrible task delegator. 

always verify - verify and verify everything - rent, expenses and the history of the property you are considering getting involved with.How many days on the market - known as DOM, how many times has the price been reduced, read the comments section of the listing - ask the agent why it has not sold.Talk to the listing agent - gather information - why has it not sold, what are the problems with the building, what is the zoning, why is owner selling, how much will they financing, how much will the seller contribute to settlement cost, can you have possession before settlementAsk what the balance of the mortgage is - see if you can do a "subject to" and seller financing for the balance of their equityAlways act professional - look and dress like a pro -Remember when you are asking questions - you are in control - when they are interrogating  you, they are in control. 

Good question -- I'm in the same boat and will be going to an REIA meeting on Tuesday.I have business cards for my fitness instruction business that I will bring along.My big question is --- do people dress up?

All that said,  SP also has a great, active, engaged community,  several festivals over the course of the year  (its the only neighborhood I've seen people in full tradiitional dress riding horses down side streets for fiestas patrias for example) and neighbors put on an all-out august night out against crime every year.   

Ultimately, this is future refinance all dressed up and made complicated.  

We went into the room where they do the auction, and didn't look as out of place as I had originally thought we would - I had attended an auction as research before, but it was a regular foreclosure auction, and there were a bunch of lawyers dressed like what I assume actual adults are supposed to dress like - ties, pants suits, etc.

If you don't know how to dress for an interview and how to act in a professional setting, you can't get a job.Those with work histories are predominantly ex-UAW folks.

I have seen many individuals dressed as the Statue of Liberty out front of some of those Franchises!
