You might also want to network with local businesses that may have relocating employees or contractors in need of housing.Local Regulations: Some areas have different rules for mid-term rentals than for long-term or short-term rentals, so make sure you're compliant with local laws.If you're new to mid-term rentals, connecting with investors or property managers already working in this space can be invaluable.

Even with the use of contractors, it is work managing the contractors and making various decisions.  2) value adds have risks.

But do I enjoy not having to go to court every few months to kick out tenants who dont take care of my property AND not pay their rent? 

Don't pay it...I recommend letting the agent know that you've enjoyed working with him/her but that the fee is a deal breaker for you. 

IF you wanted to buy properties on the cheap AND do the work yourself (instead of hiring a contractor), then you want to buy with HML, do the renovations, then do a cash out refi and move into it.
