Very cool to see technology advancing, but I can't help but think about movies like "Terminator" and "I, Robot" when I see artificial intelligence being implemented.

You've forgotten lawn care/snow removal (~$100), CapEx ($126 or 7%), and Property Management ($180 or 10%).

Lawn care=25 a month.                    

I also have tried down at the permit office to find out of homes that have been  issued a violation for not cutting their lawn, too much junk in the yard and things like that.  

Is it OK to add this part in addendum.REPAIRS AND MAINTENANCE: Tenant agrees to maintain the lawn, repair and/or replace any and all facilities related to the premises, to provide ordinary and customary preventive maintenance, and to maintain the building in good to excellent condition throughout the Term of this Agreement.

Here is an after picture:The builder was awful to work with and three months behind schedule on it, not to mention they tore up my front lawn.

That could be construed as an artificial attempt to get at your gain.
