I've been through it several times, I feel your pain.Not to add salt to the wound, but the only thing worse than the ridiculous legal squabble over an open envelope is that you were paying the bill for the cost of the lender's counsel to give you all of that grief.

The Coaching sessions had him take over $100k out on Credit Cards to purchase a property in Las Vegas, pre-Financial Crisis.He wound up buying a SFH and rented it out, but after the crash, Vegas property values plummeted  by about 70% of it's pre-Crisis Peak.

Acting as my own GC, I was able to save quite a bit, and only took out a small loan, so I wound up with about 500k in home equity.I briefly considered selling, but decided against it partly because I have been Airbnb'ing when I'm not there and the cashflow is great, and partly because of my emotional attachment to my first build!
