I used a lawyer in New York to setup my first NY LLC and a lawyer from California to setup my first CA LLC.

Personally, I prefer FtL because I love visiting Miami and only about 30-40 minutes away.. 

That can take some time, a few phone calls, a site visit, etc but I find it can avoid problems down the road.Good luck,Steve

The paperwork to get them setup almost always meant my first rent check from agency would be about 45 days after lease start, so you need to float that.Tenants always paid with Money Order or cash, both required an actual visit to bank versus standard check that could be mobile deposited or ACH.Neutral:My tenants were not "light" on the property, but generally not overly hard either.  

California is that way or at least when i was running developments for a big syndicator we had to buy them up front and close. you had 45 to 90 days for DD then you have to close..

Since you're in Europe and can't visit the property, you can hire a professional third-party home inspector or a local property manager who offers property evaluation services.

He reads the books, takes the courses, visits the forums, and keeps re-strategizing.

The other technique Ken is talking about is doing a wrap or in CA you have a really cool debt instrument called a All inclusive Deed of trust..
