Every lender has different requirements, and this can vary based on their underwriting policies.

Relying on others(wholesalers, agents, etc) will have smaller margins, sometimes there's great nuggets.

It would be good to understand what other think is a good net operating profit, cap rate, and ROI in today's world which I'm sure can vary by market. 

DSCR loans have MANY variables that can impact eligibility and those variables all vary from lender to lender.

Reserve requirements vary greatly from lender to lender but you have to acceptable reserves of some sort as well.Lastly, keep in mind, many lenders will not consider managing properties where you are not on title as experience.
