State Farm also keeps all the loans they originate so they are more user friendly due to the fact they are creating a long term relationship vs. simply immediately selling their finished product on the secondary market. 

Please keep in mind that the loan to your relative must be repaid with the personal funds, you can't use rent proceeds for that.

Yes beachfront will command more rent and less vacancy (you have to do the calculations to see if it offsets the cost), but it seems like this is more of a vacation home rather than a property where you are trying to maximize ROI so buy what you like.

Lot of risk to take to accommodate a fraction of a percentage of current users. there are digital methods that are cheap, fast, easy and require little infrastructure already (ex: venmo)

End users usually pay a premium for SFH's.The only way to find out what it's worth is by putting it on the market or get a broker's opinion of value.Happy to look at the property as an investor.
