Any major flaws to this plan?

One I just watched was called Money for Nothing and another insightful one is called The Flaw.

Unless your floor has a lot of flaws you wish to hide.

I would be interested in anything you have uncovered in your research!

Is this a flawed approach?

In my opinion, the model has several flaws:1) disintermediation: if I'm going to lend to family members, why do I need to go to a third-party to do it, and pay a fee?

I can't seem to find a link to a finished site at the moment, but this should give you an idea of what I am talking about, even though there are a few incomplete sections: http://ke1830.wix.com/2663-saint-tropez Another things I highly recommend, especially in a gated community, is offering a "neighbors-only" event where they can gather at the property and socialize, while you obviously work to uncover anyone they may know of interested in the neighborhood.  

I took a page full of notes and ended up feeling fairly deflated.I have a deal I did and I'm not sure if it was fine or flawed.

In fact, I pointed out various flaws in his system that won't work in Michigan but he didn't want to hear it and definitely didn't want anyone else in the room to hear it.On the other hand, I did learn alot just from the 3 day seminar.

With this in mind applicants will never admit to flaws and will deny anything they believe will be perceived as negative by a landlord.
